A verbal walk-through of the property that offers advice on furniture placement, paint colors, décor, upgrades and how to prioritize these factors to make your home "market ready".  One hour of room-by-room recommendations and be ready to move some things around, this is eye opening and judgment free.  Since we are a boutique staging company gives us  the ability to take on any kind of job, no project is too big or too small. 

Vacant Home Staging

Vacant homes need to be staged so the pictures stand out instead of a empty property. Buyers tend to forget the homes they see that are vacant.

This could be the whole home or just  3-4 rooms. All furniture and accessories are included for 30 days with an optional day by day rental if need be. Price is broken out by room, so you decide which rooms you want to  have the biggest impact.

Occupied Home Staging 

Property that needs to look "picture" ready means a design consultation and using some of the clients furniture.  Our team comes in with accessories-pillows, art work, greenery, throw rugs, lighting, etc. This will package can be customized room by room. 

Vacation Home Staging

Property managers and owners that have rental properties at the beach, lake,  mountains or even rentals in the triangle area need great photos to secure the highest potential rental income. We offer services that help get your rental income property looking like a model home on any kind of budget.  We offer consultations, complete make-overs or just a fresh new look for your web site or VRBO listing. 

Photo Prep Package

We return to put finishing touches in place before your marketing photos are taken. Realtors love this because stronger marketing photos strengthen your marketing position.

Project Management 

This could be helping clients with coordinating contractors to finish projects prior to listing.  Hourly rates or package it in with the staging agreement. We also work with a licensed contractor to determine any needs that your seller or buyers have prior to making or accepting an offer on a home.  Any staging package vacant or occupied cleaning services can be coordinated prior to staging.

Staged to "LIVE IN"

Home sellers that become home buyers were asking for help with their new homes. We will create a furniture placement plan, help select paint colors, light fixtures, as well as provide guidance as you turn your new house into your new home.  We also are available for any other interior design project.
